Quick answer

Most minor roof repairs in the UK cost between about £150 and £600. A slipped or broken tile is usually £150 to £300, a small leak around £220 to £550 (the average is roughly £375), and flashing repairs £200 to £500. Prices rise with access and scaffolding, and an emergency call-out adds £100 to £300.

A roof problem does not always mean a huge bill. Plenty of the jobs we do are small, quick fixes, a slipped tile here, a bit of worn flashing there. Sorted early, they cost a fraction of what a neglected roof ends up costing.

So what should you expect to pay? Below are real UK figures for 2026, job by job, along with the things that push the price up or down. Every roof is different, so treat these as a guide and get a proper quote for your own.

Minor roof repair costs: a quick price guide

These are typical UK ranges for common minor repairs, drawn from the Checkatrade roof repair cost guide and the MyJobQuote roof leak repair guide:

Repair job

Typical UK cost (2026)

Replace a slipped or broken tile

£150 to £300

Small roof leak repair

£220 to £550 (average around £375)

Flashing repair (chimney or wall join)

£200 to £500

Re-bed or repoint ridge tiles

£250 to £600

Roof valley repair

£400 to £800

Minor chimney repair

£300 to £800

Flat roof patch repair

£200 to £600

Emergency call-out

£100 to £300

As a rough rule, a single, easy-to-reach fault sits at the lower end. Once scaffolding, height or a tricky location come into it, the price climbs.

What counts as a minor repair?

A minor repair is small and local. One slipped tile, a short run of flashing, a single cracked slate, a small patch on a flat roof. The rest of the roof is sound, and there is no structural problem underneath.

It stops being minor when the damage is spread across the roof, when timber underneath has rotted, or when the same fault keeps coming back. At that point you may be looking at a bigger repair or a full replacement, which is a different order of cost.

What affects the price of a roof repair

Two jobs that sound the same can be quoted very differently. Here is what moves the number:

  • Access and scaffolding. A repair reachable from a ladder or tower is cheaper. If the job needs a scaffold, that alone is around £625 a week for a single elevation.
  • Roof height and pitch. A steep or tall roof is slower and more hazardous to work on, so it costs more.
  • The material. Slate and clay repairs cost more than concrete, partly because matching tiles can be harder to source.
  • How much is damaged. A single tile is quick. A run of them, or hidden damage found once work starts, adds time and cost.
  • Emergency or out of hours. A call-out in a storm or overnight carries a premium.

For labour, a single roofer typically charges £35 to £45 an hour, or £280 to £360 a day. A two-person crew runs about £560 to £720 a day. Materials are usually the smaller part of a repair, often 20 to 30 per cent of the total, with labour and access making up the rest.

Flat roof repair costs

Flat roofs are common on extensions, garages and dormers, and they have their own repair costs. A small patch to felt is often £200 to £400. Repairs to rubber (EPDM) or fibreglass tend to sit a little higher because of the materials, but both are very durable once sound.

Ponding water, blisters and splits are the usual culprits on a flat roof. If yours keeps needing patches, it may be nearing the end of its life, and re-covering can work out cheaper over time than repeat repairs.

When a repair is not enough

Repairs are the right call most of the time. But if you have paid for the same fix three times, or the roof is worn across the whole surface, throwing more money at patches is a false economy. Watch for the signs of a leaking roof spreading to new spots, which usually means the covering, not just one tile, has had its day. We also cover tiled and slate roof repairs if you are not sure which camp you are in.

How to avoid overpaying

A few habits keep repair costs fair:

  • Get two or three written quotes for anything beyond a tiny job.
  • Ask for the price in writing, with what is included, before work starts.
  • Be wary of anyone who wants full payment in cash up front.
  • Bundle jobs if you can. If a scaffold is going up anyway, get the gutters or a second small repair done at the same time.
  • Value doing it once properly over the cheapest quote. That starts with checking the roofer first.

Frequently asked questions

Replacing a single slipped or broken tile usually costs £150 to £300, depending on access and the tile type. Most of that is the call-out and safe access rather than the tile itself.

A small leak repair typically costs £220 to £550, with an average around £375. The exact figure depends on the cause, the location and whether scaffolding is needed.

Safe access is a legal requirement. Many repairs can be done from a ladder or tower, but a steep, high or awkward roof may need a scaffold, which adds roughly £625 a week to the job.

If the damage is local and the rest of the roof is sound, repair. If the roof is worn across the whole surface or the same faults keep returning, replacement often works out cheaper over time.

Many do, especially for emergencies, typically £100 to £300. Some roll a small inspection into the repair quote. It is fair to ask up front how call-outs are charged.
